The Retirement Visa: Dubai's newest residency route, explained

S K Pranav Bhalaji · 2026-08-05 · 3 min read

The Retirement Visa asks for less than the Golden Visa and gives more time than the Property Investor Visa. From AED 1,000,000 in a ready or largely-complete property, and open only to buyers aged 55 and above, it returns a 5-year renewable residency that lets the holder work, study or simply reside without needing a sponsor, and lets them sponsor a spouse, children and parents in turn.

It exists for a specific kind of client: someone past the growth-and-sponsorship phase of the Golden Visa, who does not need AED 2,000,000 committed to get long-term residency, just a single well-chosen property and the right age on the passport. We confirm exact eligibility with the Dubai Land Department before any client commits, the same as every other route.
